Real Estate Smart Tower
A Gulf-based property developer needed full smart building infrastructure for a 52-storey commercial tower — designed during construction, not retrofitted. MEAICON delivered fibre backbone, IoT sensor platforms, building management integration, and edge AI analytics that reduced energy costs by 35 percent.
The challenge
What the client needed
A Gulf-based property developer was constructing a 52-storey commercial tower targeting premium multinational tenants. To differentiate the property in a saturated market, the developer committed to a full smart building programme — intelligent climate control, occupancy sensing, automated access, and integrated property management dashboards — as a core selling point rather than an add-on.
The challenge was timing. The developer had seen competitors retrofit smart features after construction, resulting in compromised coverage, cable runs through occupied floors, and fragmented systems that never integrated properly. They needed infrastructure designed during construction planning — fibre to every floor, structured wireless coverage, IoT sensor platforms, and building management system integration architected before the concrete was poured. They also needed a tenant-facing digital experience layer — mobile access, climate preferences, and booking systems — that worked from day one of occupancy.
The Gulf's extreme climate added a performance dimension. Summer temperatures exceeding 50 degrees Celsius drove cooling loads that could account for 60 percent of building operating costs. The developer needed infrastructure that didn't just enable smart features but actively reduced energy consumption — and that required edge AI analytics processing sensor data locally to optimise climate and lighting in real time, not after the fact.
Our approach
How we engaged
MEAICON engaged during the construction planning phase, working alongside the architect and MEP consultant to design infrastructure that was built into the tower rather than bolted on. We began with a floor-by-floor infrastructure plan mapping fibre runs, wireless access point placement, sensor densities, and BMS integration points against the architectural drawings.
The network, IoT, and building management workstreams were designed in parallel to ensure they converged at the same integration layer rather than operating as separate silos. Our approach prioritised edge AI analytics — processing sensor data locally on floor-level edge nodes rather than streaming everything to a central server, which would have required excessive bandwidth and introduced latency in climate response.
- Floor-by-floor infrastructure plan integrated with architectural drawings
- Fibre backbone and structured wireless designed during construction planning
- IoT sensor platform with edge AI analytics on floor-level edge nodes
- Tenant-facing digital experience layer — mobile access, climate, booking — for day-one occupancy
The solution
What we delivered
The delivered platform is a full smart building infrastructure spanning all 52 floors. A fibre backbone runs through the building core with structured cabling to every floor, supporting wireless coverage that is seamless from lobby to rooftop. IoT sensors — temperature, occupancy, air quality, and access control — are deployed at floor-level density, with each floor running an edge AI node that processes sensor data locally and adjusts climate, lighting, and access in real time without round-tripping to a central server.
Behind the sensor layer, MEAICON integrated the building management system into a unified operations dashboard used by the property management team. The dashboard provides real-time visibility into energy consumption, occupancy patterns, and maintenance alerts across all 52 floors. A tenant-facing mobile application provides digital access, climate preference setting, and meeting room booking — functional from the first day of occupancy. Edge AI analytics on the floor-level nodes reduced energy waste by identifying unoccupied zones and adjusting climate and lighting automatically, achieving a 35 percent reduction in energy costs within the first six months of operation.
